OUR POLICIES & RESPONSIBLITIES
We would at any time be happy to provide you with a low cost appraisal of market value of your property and give you advice on
insurance, taxes maintenance and free public notary services.
In order to provide flexibility to our clients we do require an annual contract for property management.
We will collect deposit and disperse all security deposits and rents in accordance with the terms of each tenant’s lease and South Carolina
Tenant Landlord laws.
We will also follow-up and demand corrective action for bad checks, delinquent rent, etc.
We have an active pool of potential tenants. We receive calls each month for rentals.
We thoroughly screen each prospective tenant to insure that they will maintain the property in good condition and pay their rent on time.

We do this by performing home inspections quarterly (every 4 months) on each property we manage. We feel it is in the best interest of
everyone to maintain your rental property in good condition. This allows us to obtain better quality tenants and with less vacancy.

The maintenance services we provide will never be subject to markup or a handling fee on services provided. When it comes to
maintenance and repairs, we will handle as much of the maintenance as you desire. Our normal policy is to contact the owner for any
repairs in excess of $100.00.

LIABILITY
We are very careful to follow guidelines of the South Carolina Landlord/Tenant Act in addition to new federal and state legislation. All new
tenants are required to sign a smoke detector agreement and lead paint statement on properties built prior to 1978 as required by
governmental legislation. We also keep abreast of the current rental markets to ensure the proper amount to charge for rent on each
property.
